Law Firm Signs For Ship Canal House

19th Aug 2010

National law firm HBJ Gateley Wareing has today signed for major new office premises in the heart of Manchester.

The firm’s Manchester office will move from its current location at 3 Hardman Square on 25 September to Ship Canal House on King Street. Ship Canal House is one of the city’s most iconic buildings and will offer a central location for 200 staff.

Senior office partner of HBJ Gateley Wareing in Manchester, Rod Waldie, says: ‘We are delighted to announce that we will be moving to new premises in Manchester. The firm is taking just over 31,000 sq ft (2,900 sq m) over 4 floors of Ship Canal House on King Street, which is one of the city’s very best business locations.

‘The building has recently been completely refurbished and HBJ Gateley Wareing will become the largest occupier. The space includes at third floor level the listed boardrooms which were originally used by The Ship Canal Company and which will now form a very impressive reception area and seminar room for HBJ Gateley Wareing.’

HBJ Gateley Wareing has been operating from 3 Hardman Square since its move into Manchester at the end of July. HBJ Gateley Wareing now has seven UK offices, in Birmingham, Edinburgh, Glasgow, Leicester, London, Manchester and Nottingham as well as an office in Dubai. The firm has 140 partners and is expected to have a turnover of around £65 million for the year ending 30 April 2011, making it a major national legal brand across the UK. The recent Manchester move has brought an additional 200 fee earners and staff to the firm, bringing total numbers to 800.

Sarah Cooper at Catalyst Capital, the asset manager for Ship Canal House, says of the deal: ‘We are delighted to welcome HBJ Gateley Wareing to Ship Canal House and look forward to them taking occupation in September. Ship Canal House represents a fantastic address and quality Grade A building for the firm’s first dedicated office in Manchester.’

Chris Cheap, director at GVA Grimley, who advised Catalyst Capital, says: ‘HBJ Gateley Wareing undertook a detailed search of the market and quickly identified that Ship Canal House provided not only a first class address but a highly effective, modern and efficient working environment. GVA Grimley is extremely pleased that the firm has chosen Ship Canal House and that we were able to complete the transaction so quickly.’

HBJ Gateley Wareing will join other high-profile occupiers in the building, leaving just 1,196 sq m (12,871 sq ft) of space available at Ship Canal House.

Rod Waldie adds: ‘The move to a new office marks the dawn of a new era for HBJ Gateley Wareing in the city. We are all looking forward to the move to Ship Canal House which will help to establish the HBJ Gateley Wareing brand in the city and the North West. The combined strength of our business now provides a formidable national commercial legal practice for the benefit of our clients and staff.’

King Sturge in Manchester advised HBJ Gateley Wareing on the office move. CBRE acted as joint agents.
